Often times prospective investors shy away from signing the buyer-broker form which allows me as an agent to have open conversations with potential clients. Keep in mind every agent in the state of Virginia is required to have written consent before even showing you a property. A good compliant agent will request one once questions move from casual to more serious. For example, "Can you provide me with a neighborhood overview and a projected profit margin?" or "What is the lowest amount we can offer for this property"?
Integrity has cemented my years of success. This starts with proper disclosure and compliance with the state and national real estate laws. What buyers need to understand is that signing a buyer broker doesn't mean you can't get out of the agreement. You can fire your agent. It is that simple. The agreement again allows that agent to show you properties and speak freely.
Having a dedicated agent does have its perks and it starts with half price listings after your first listing transaction. I can pre-market your investments while in rehab, as well as, property exposure to today's shoppers through multiple advertising vehicles already in place.
When you sign a buy broker you also agree to not purchase homes through anyone but the agent that has been helping you. To be fair to agents, find one you like and stick with that agent for questions and viewings and offers. The only time a buyer's agent earns a paycheck is at closing. To use multiple agents for info gathering and viewings is not in anyone's best interest.
